Service Charge Collection & Management

The cost of managing the complex is met by a service charge levied on each owner. Galway Property Services provide a yearly Service Charge and Sinking Fund Budget. Owners appreciate the need to create a sinking fund to deal with maintenance issues which will occur in the future. This fund should be provided for in the annual service charge.

Annual General Meeting

Galway Property Services will arrange and attend all Board Meetings, Annual General Meetings and Extraordinary General Meetings of the Management Company, as necessary.

Financial Record Management

Galway Property Services will maintain financial records to allow for the production of annual accounts and audited annual accounts as necessary.

Insurance

The importance of adequate insurance cover cannot be overestimated. Galway Property Services will arrange for this cover and deal with any claims or indemnity issues that may arise.

Liaison with Owners

On the completion of a development, ownership of the common areas of the development is vested in the Management Company formed for this purpose. The members of this Management Company are the owners of the property within the development. This Management Company is a limited company and as such is required to hold Annual General Meetings, elect Directors, and produce accounts. The management company is also responsible to particular parts of the development – for example green areas, lighting, etc. The members elect directors to deal with any management issues.

When Galway Property Services is managing a development, we organise meetings with the directors, as necessary. This enables us to keep in touch with owners and react to any concerns they may have.

We also manage all enquiries and correspondence from owners and residents and act as the main point of contact for any issues that arise.

Caretaker

For the larger apartment blocks, owners may decide to employ a full time caretaker. Galway Property Services will arrange for all payments to the caretaker and deal with all employment issues.

Project Management

Galway Property Services will manage any renovation or upgrade projects which may occur and have a proven track record in providing excellent value to OMC’s and Landlords for this service.
